POSITION SUMMARY:
This role leads the overall performance of the Maintenance Department while managing all related technical staff and working closely with General Manager to provide maintenance, technical and operational support.
PRINCIPAL FUNCTIONS:
Develop and execute the Annual Maintenance Plan to support the achievement of the company’s maintenance strategy (including the accommodation sites) within set timelines to facilitate uninterrupted operations.
Ensure effective planning of maintenance works to guarantee minimum downtime, standard product quality, and appropriate maintenance screw availability as per the company requirements.
Lead the Maintenance and Operations function by directing and coordinating daily operations across all functional departments requiring maintenance support to carry out tasks and duties; as appropriate; including maintenance requisitions and work orders, prioritizing open items and requests, maintenance crew assignment, supplies of spare parts, tools and equipment to sites, checking and approving operational reports, etc.
Discuss work schedules with the supervisors and ensure effective communication of procedures/specifications to facilitate the completion of tasks as per required standards.
Monitor and control man-hours completed by the maintenance team and extra work done by contractors to facilitate timely payments; keeping a balance between proper manning and maintenance workloads in order to ensure timely availability of resources.
Facilitate accurate procurement of stocks by participating in the technical evaluations of the merchandise and advising on the operational requirements.
Review preventive maintenance for maintenance of equipment and initiate programs if not planned, to improve the reliability and performance of equipment.
Provide ongoing and advanced technical skills training and expertise to the functional staff
Ensure that safety rules and regulations are fully explained to all employees and appropriate safety and protective equipment is ordered and stocked in the stores; safety notices are prominently displayed in all work areas and that all accidents and incidents are efficiently analyzed whilst ensuring that measures are implemented to avoid any recurrence.
Ensure the provision of a timely response to all relevant emergencies/ breakdowns and supervise prompt corrective action to minimize work downtime and delays.
Provide technical expertise in developing RFPs and RFQs relevant to the required maintenance operations; participate in verifying and approving contractors’ pre-qualification documents and assesses each contactor’s capabilities to ensure cost-effective and quality services are obtained on all related contracts.
Review and negotiate contractor’s technical proposals, variation orders, and claims, and prepare all relevant documents and forms to facilitate an effective contracting process.
Review and approve Contractors’ payment invoices after ensuring compliance with work executed, checking for consistency, and paying as genuinely due.
Prepare periodic, scheduled, and ad-hoc maintenance and operations departmental reports and presentations to demonstrate functional performance, achievements, key problem areas, risks, challenges, forecasting, and any other management information, as required.
Conduct frequent technical studies, evaluations, follow-ups, and support exercises with business teams, as and when required.
EDUCATIONAL QUALIFICATION & KNOWLEDGE REQUIREMENTS:
Bachelor’s degree in Engineering or Operations Management, or a similar discipline is essential. Post-Graduate qualification would be an added advantage.
Project Management Professional (PMP) certification would be desirable.
RELATED EXPERIENCE:
Minimum 10 years of related work experience, with at least 5 years experience in a similar role as Maintenance Manager working with a 5-Star Luxury Hotel / Resort.
Must hold hands-on experience in leading the Maintenance Operations for Hospitality property, preferably within Saudi Arabia or the GCC environment.
Fluency in the English language is a must. Proficiency in the Arabic language would be an advantage and preferred.
