The Real Estate Operations Director is responsible for the effective and efficient management of the real estate operations department. The person will be responsible for conducting the overall real estate direction in alignment with the strategic directive of SAR. The incumbent will be responsible to align and expand the SAR’s operational activity that will lead to sustainable growth. The person will have a focus on keeping ears on the ground to understand trends and market conditions to provide strategic advice to upper management.
CORE RESPONSIBILITIES:
Develop and implement operational strategies according to company goals and objectives aiming to accelerate growth.
Develop consistent workflows for capital expenditures across business segments and operator requests.
Lead the efforts in tracking, monitoring, and analyzing capital expenditures, including those related to development and redevelopment projects, to allow for more informed decision-making.
Provide consistent and proactive reporting for all capital projects regarding status, risk, economics, and work closely with FP&A;and Accounting departments.
Play a key role in the development and implementation of the Annual Operating Plan.
Support the build-out and data migration for asset-level, capital, and operational reporting.
Support VP of Real Estate with quarterly earnings calls and Board of Director meetings.
Build and maintain profitable partnerships with key stakeholders.
Monitor performance of operational activities using key metrics and prepare reports for senior management.
Assist in setting financial targets and budget development and monitoring.
Collaborate with Development, Capital Asset Management, business segments and IT / Enterprise Systems to identify opportunities to improve productivity through process improvement and automation.
Formulate meaningful agendas and materials for executive meetings and offsites to drive business strategy and create accountability amongst the team for the performance results.
Develops the strategy for Real Estate Sector based on SAR’s competitive, regulatory environment and company performance to build effective measures, to drive portfolio management and expansion.
Translates strategic directives from the leadership to the team that oversees operational activity in line with goals and objectives.
Expert knowledge of the properties managed by the organization and key partners across various areas.
KEY RESPONSIBILITIES & PRINCIPLE ACTIVITIES
Strategic and Managerial Contribution:
Develops the strategy for the Operations Department and guides the development of a strategy for the reporting departments, in line with the stated Real Estate CFU / SBU priorities.
Oversees the preparation of the annual budget and annual operating plan for the Real Estate Department and reporting departments in alignment with commercial forecasts.
Monitor deviations from plans and identify risk measures to be mitigated effectively.
Measures performance against financial and strategic KPIs for the Real Estate Department and provides guidance for achievement of targets.
People Management Responsibilities:
Defines goals and key performance indicators for each member of the team and ensures effective implementation of the SAR performance management process.
Manages the team members by evaluating their performance, providing feedback on an ongoing basis, identifying development needs, and coaching them to ensure capability development.
Budgeting & Cost Control:
Manages the preparation of the functional budgets and monitors financial performance versus the budget so that the business is aware of anticipated costs/revenues.
Identifies areas of unsatisfactory performance and proactively looks at potential performance improvement opportunities to be capitalized upon.
COMMUNICATIONS & WORKING RELATIONSHIPS (NOT EXHAUSTIVE)
Frequent contact with senior management to provide necessary updates
Frequent contact with all departments for coordinating development and design operations Periodic contact with regulatory authority to stay updated on requirements
المهارات
Basic Qualification
Bachelor’s Degree in Business Administration or Marketing
Advanced Qualification
Master’s Degree in Business Administration or Marketing is preferred
Minimum Experience
Desired are 7-10 years of relevant experience with at least 5 years in a similar role
Specific/ Relevant Experience
Prior experience in leading the real estate division for a large organization specialized in infrastructure development.
