He will be is responsible for managing all aspects of commercial FM services. In this capacity the person will be responsible for the service building management systems including MEP services and other controllers..
He is responsible for working for the company properties to ensure a thorough understanding of the objectives and the implementation of acceptable property-specific operating strategies that achieve required standards.
3-5 years minimum experience in commercial FM in the capacity as FM engineer and managing a team of different properties, material arrangements, third party contractor coordination and with tenant coordination including drawing reviews.
Good knowledge of HVAC, Chiller, MEP , Life and Safety repair and maintenance procedure is essential requirement, preparing checklists, follow ups. Establish and maintain quality service standards. Coordinate and take initiatives for minor and major repairs and maintenance.
He shall be responsible for planning, implementing, and maintaining all equipment of buildings and facilities. They perform analyses of operational processes, resource allocation, energy use, and safety processes, and recommend and implement improvements.
Scope of Works:
Works with project engineers to review engineering plans for plant constructability, operability, and maintainability
Determining facility and equipment details and specifications.
Analyzing maintenance costs and preparing budgets. Designing and overseeing the implementation of facility expansion, layout, various systems, and quality controls.
Evaluating operational systems and facility to ascertain and improve operational efficiencies.
Developing processing plans and optimizing resource allocation. Planning and coordinating civil and MEP equipment maintenance schedules and activities.
Coordinating and overseeing contractors performing maintenance activities.
Ensuring compliance with relevant regulations, building codes, and health and safety standards.
Preparing reports and compliance documentation.
Maintain the records for staff lists, tools, spare parts, contractor’s details.
Routine inspection to be done for all building and facilities.
Using the right tool to report snags and progress.
Monitor staff performance for staff evaluation reports to be submitted.
Arranging quotations for different maintenance works, spare parts and materials.
Reporting to Project Dept. Head to update the status and approvals.
Maintain the records of all equipment, shop drawings, O&M;, T&C;, etc.
Desired Candidate Profile
Qualification - Engineering Degree in Mechanical/ Electrical with Facility Management certification.
Experience: 3-5 years minimum experience in commercial FM in the capacity as FM engineer
