الوصف الوظيفي Project Planning and Execution: ·Coordinate and provide direction for the project bidding process, budget estimating, purchasing, engineering, accounting, bid evaluation, cost and construction functions as they relate to the completion of the project. ·Develop detailed schedules in collaboration with contractors, sub-contractors, vendors and company partners to plan, schedule, develop, maintain, and enforce a coordinated effort to meet project objectives and company standards. ·Manage project plans, specifications, owner’s/Subcontractor contract preparation, subcontracts, purchase orders, plans, permits, daily correspondence, shop drawings, and all other project related documents. ·Negotiate, prepare, evaluate change orders (proposals) to owners, design team, subcontractors, and other stakeholders as required; prepare revisions to original budget because of changes made. ·Conduct site evaluations, and risk assessments to identify potential challenges and develop mitigation strategies. ·Possess a working knowledge of and maintain compliance with all relevant governmental laws, regulations, and procedures. ·Conduct post-delivery lesson-learned and include as part of company knowledgebase repository. Project Monitoring and Control: - Establish and monitor administrative procedures for the projects. · Through effective communication and active on-site presence, establish and maintain working relationships with team stakeholders, architects/engineers, and subcontractors to facilitate construction activities. ·Conduct regular site visits and provide detailed reports on the progress of the project, to ensure all stakeholders are informed and that any issues are addressed in a timely manner. ·Documenting and archiving existing architectural, structural and MEP drawing and designs to turn over to the production of new work drawings. ·Ensure timely project completion through project scheduling, expediting of material deliveries and the management of material and document submittals/approvals. ·Ensure compliance with health and safety regulations, promoting a safe working environment for all project personnel. Team Management and Collaboration: ·Lead, conduct, assist and participate in regularly scheduled project meetings. ·Preparation of Invitation to Bid documents, RFI review and evaluation, assuring that those individuals whose functions require knowledge and understanding of the general contract and subcontract requirements receive and understand the information. ·Provide and supervise organization, direction, and training to project team members. Budget and Cost Management: ·Develop, review, approve and implement project budgets, schedules and contract bid documents. ·Review contractors and subcontractors, vendor payment applications and miscellaneous invoices. ·Manage the procurement process for contractors, suppliers, and consultants, ensuring competitive bidding, contract negotiations, and adherence to project requirements. Reporting: ·Prepare and issue daily, weekly, and monthly reports as required by management. ·Prepare health and safety reports, inspection reports and closeout reports as required. ·Ensure that all necessary reports are completed and submitted in a timely manner. المهارات ·Professional certifications such as Project Management Professional (PMP) or Certified Construction Manager (CCM) are highly desirable. ·5 years or more experience in construction project management ·Demonstrated proficiency in these areas: estimating, scheduling, budgeting/cost control, field supervision for all trades, project and financial reporting. ·Sufficient knowledge of real estate development processes, including feasibility studies, entitlements, design, construction, and project closeout. ·Exceptional leadership, communication, and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders. ·Advanced skills in project management tools (eg. MS Projects, Primavera, etc). ·Proven ability to manage multiple projects simultaneously. ·Problem-solving and conflict-resolution skills. ·Fluency in written and spoken English is a must. Proficiency in Arabic is considered an asset. ·Transferable iqama preferred. Non-resident candidates are encouraged to apply.
