Main Job Purpose
Responsible for the overall coordination, implementation, execution, control, and completion of various levels of construction projects within the logistical development sector and will manage a wide range of projects including new ground-up and redevelopment of existing industrial buildings, warehouse building components, MEP/FS systems, site work, seismic upgrades, and other capital improvement projects as required.
Accountabilities
Assist the Commercial department in evaluating the land and building acquisitions and dispositions.
Hire and manage design professionals, consultants, contractors, and vendors.
Lead project entitlement process from acquisition through project permitting.
Provide conceptual and pre-construction estimating for all aspects of development.
Obtain competitive bids on Capital Improvement projects and prepare bid analysis for presentation to management.
Manage procurement of project permits and approvals.
Regulate on-site inspections of progress & quality.
Lead Role in project closeout and transition to the property management group.
Effectively communicate sensitive information regarding project status to management.
Develop, tender and manage bid packages for various sizes of projects up to SAR 50 million in development cost.
Ensure the development of site plans that deliver the best-in-class product consistent with the market demands while achieving the investment assumptions approved by the Company.
Lead meetings with municipal planning/zoning/building/fire authorities concerning the project and manage the permitting process.
Assist and manage any legal issues to ensure that the proper Agreements are executed for each development.
Assist in responding to Build-to-Suit or Leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules.
Establish, plan, and run regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in each of the contemplated developments.
Develop budgets and track costs for hard and soft costs for land, infrastructure, and building construction.
Develop and track schedules to monitor the progress of projects.
Monitor trends in the local construction market including pricing of materials and labor.
Research design and construction alternatives and value engineering opportunities will enhance Company developments without compromising functionality or life cycle costs.
Develop warehouse specifications to support state-of-the-art warehousing concepts and procedures and make recommendations on new warehouse design and layout and existing facility layout.
Work within established project management and accounting processes and procedures all the while seeking innovation for upgrading the company process & quality of buildings.
Identify and develop capital and non-capital cost reduction projects.
Interface and develop working relationships with various public agencies.
Understand & convey the inherent risks associated with a particular project.
Employee’s duties are not limited only to the above-mentioned Accountabilities; he/she may perform other duties as assigned.
