Job Summary
The Property Management Operations Head has the overall responsibility for the strategic direction and performance of the Property Management Company. He is responsible for the effective and efficient employment of all assets and resources of the company to achieve its strategic growth and profitability goals set by the Board of Directors and as defined in the strategy.
Major Duties and Responsibilities
► Participate in the development and update of Real Estate Sector’s strategic direction, goals and objectives.
► Develop, in coordination with the subordinates, an integrated business plan that optimizes market share and profitability of existing or new activities.
► Participate in the development of Property Management Company’s annual budget and maintain costs and expenditures within the set budget.
► Direct the development and update of long and short term finance strategic goals, objectives and plans which include all activities related to the operations and maintenance of facilities and ensure its alignment with the Real Estate sector strategic direction and business plan.
► Oversee and supervise the implementation of the strategic initiatives, as applicable, and communicate the strategy and initiatives to all individuals in the company.
► Direct the development of the company’s guidelines, policies and procedures and ensure its implementation across all departments while ensuring compliance with the Real Estate sector strategic goals and objectives.
► Establish formal and informal communication lines across the department to allow prompt identification and resolution of problems that impede achievement of strategic goals.
► Report to the Real Estate Sector General Manager on the status of all Property Management Company’s activities and financial performance.
► Provide advice, guidance, direction, and authorization to the subordinates to carry out major plans and procedures, consistent with established policies.
► Conduct a strategic review of the sector’s performance on a regular basis to determine whether the company is meeting its short-and long-term objectives (increase in profits, increase in market share, return on investment, etc).
► Review the operating results of the sector; compare them to established objectives and goals, and follow-up to ensure appropriate measures are taken to correct unsatisfactory results.

• Profitability and cost control of different properties owned by the company.
• Continuously assess the properties portfolio and ensure the right mix of properties is managed in line with the Real Estate sector strategy.Meet with governmental regulatory authorities as and when required.
► Represent the company in business development initiatives. Seek opportunities possible by combined strength of Al-Ghazzawi Group and companies.
► Assure smooth transactions between Head Office and representative support functions at company level.
Managerial
► Provide advice, guidance, direction, and authorization to department personnel to carry out property Management Company and procedures, consistent with established policies. Ensure effective and efficient flow of work, and ensure all employees understand their role in the department.
► Communicate and discuss the department’s guidelines and procedures with employees to ensure responsibilities, authorities and accountabilities are defined and understood.
► Delegate relevant responsibilities to achieve operation in the department.
► Provide guidance and leadership to all department employees to ensure effective and efficient flow of work, and ensure all employees recognize their fundamental role in the department.
► Initiate and manage the annual performance appraisal to review employees’ work performance.
► Recommend salary adjustments, rewards and promotions based on employee performance. Carry out disciplinary actions when needed.
► Monitor adherence to guidelines, policies and procedures.
► Ensure effective departmental performance through the selection, development, and management.
► Report property management KPI’s progress on a regular basis.
