Property Manager
Sharjah, UAE
We are urgently looking for a Property Manager to be based in our office in Sharjah and look after various clients/properties across the UAE. Working as part of the Property Management team, you will be responsible for overall management of assigned properties within the portfolio to satisfy the requirements of our clients and tenants. The role is to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management. Key Responsibilities:
• Based across the UAE
• Respond to RFP’s – facilitate putting together of proposals, including proof reading, requesting information, site visits prior to issuing, attend client meetings to negotiate terms of the proposal
• Understand the handover process and required documentation for a new build
• Acting as first point of contact for clients and staff until confident the team can service the client appropriately
• Create mobilization plan for new instructions and allocate roles within the team
• Training of current / new staff members (for the appointments won under your management)
• Implementing systems and processes for new appointments – must be efficient in Power Point & Excel
• Financial reporting
• Negotiating renewals for key tenants
• Consistently look at how to improve the value of each building and ensure team are identifying issues and suggesting solutions to the client
• Screening the new, existing & vacating tenants for payments with regards to arrears of the assigned portfolios
• Preparing monthly invoicing, reports along with other occupancy reports as & when required by the landlords
• Follow up on legal cases
• Maintain a strong rapport with the tenants in relation with the current rental market
• Carry out regular inspections of all properties in the project portfolio
• To inspect and examine maintenance requirements via a detailed report and prepare defect liability reports
• Full responsibility of managing the properties assigned
• Responsible for ensuring all safety standards are in place (i.e. fire equipment)
• Co-ordinate any maintenance requests received from tenants and to arrange quotations for works where required for approval by the landlord
• Co-ordination with the contractors requesting approvals for major maintenance repair works
• Advising/implementing Savills processes
• Ensure all properties are fully maintained
• Dealing with Energy Management services
• Undertake individual apartment/unit snagging reports
• Liaising with the leasing team for market updates and making recommendations based on the market
• Build strong relationships with clients and identify further business opportunities

Requirements:
• Educated to bachelor’s degree and/or equivalent
• Driving license and own car is a must
• At least 3 years hands-on property management experience
• Excellent knowledge and experience of relevant legislation and procedures
• Strong communication skills
• Has broad knowledge of principles and practices of related disciplines
• Working knowledge of contracts and agreements
• Computer proficiency including MS Office and Excel
• Knowledge of relevant local, state and federal legislation and regulations
• Strong negotiation and customer service orientation skills
• Attention to detail
• Teamwork
• Excellent organizational and time management skills
