Hiring Financial Anayst Commercial – Property Developer
Development Division - Dubai
This position requires a meticulous individual with strong analytical skills to create financial models and identify competitive commercial opportunities for real estate projects. Reports to Development Director.
Responsibilities:
• Develop and maintain detailed financial models to analyze the feasibility, Pricing, profitability, and risk of commercial real estate projects. This includes revenue projections, expense forecasting, cash flow analysis, and sensitivity testing.
• Conduct market research to identify trends, demand drivers, and competitive dynamics within target markets and validate financial projections.
• Conduct risk assessments against project performance and provide recommendations.
• Analyze financing options, capital structures, and investment scenarios and collaborate with internal stakeholders to optimize deal terms and mitigate financial risks.
• Prepare regular financial reports and presentations for senior management and external stakeholders.
• Assist in supporting due diligence processes for potential acquisitions, developments, or dispositions of properties.
• Collaborate with legal, accounting, and other relevant departments to ensure thorough analysis and risk assessment.
• Provide assistance in the preparation of annual budgets and long-term financial forecasts for the development division.
• Help monitor actual performance against budgeted targets and contribute to variance analysis.
• Maintain good working relationships with other divisions/ departments/ work units and create liaisons point between cross functional communications.
• Develop business plans and feasibility studies for new developments from scratch.
• Collaborate with cross-functional teams to evaluate market
• Demand, conduct competitive analysis, assess project risks, and determine the financial viability of proposed projects.
• Prepare and coordinate Project Control Group reporting.
• Prepare pricing Matrixes.
• Seek market data to support the various cost and revenue streams.
• Experience with various asset types including: communities, High rises, Mixed use, Hotels, offices amongst others.
• Conduct any other activities relevant to the job.
Requirements:
• 7-10 years of experience as a financial analyst
• Bachelors, Business Administration, Finance, Accounting or Relevant Subjects.
• Minimum 4 years within real estate development within the UAE.
• Strong analytical skills, attention to details, excel and spreadsheets, team player, proficiency in financial modeling Pricing and strong knowledge in real estate market dynamics, investment principles and industry best practices - good in reporting and producing models with the required graphs.
