JOB PURPOSE:
Responsible for the operation and monitoring of electronic building management equipment involving energy, life safety and maintenance management systems.
KEY ACCOUNTABILITIES:
Description
Responsible for the building management operating system, digital computer and HVAC building systems.
Responsible for operating and monitoring building management fire alarm system and related emergency procedures.
Responsible for building management elevator systems and related emergency procedures.
Responsible for the general function and nomenclature of all building management system hardware.
Assists in the formulating Planned Maintenance program
Conduct site surveys and inspections
Carry out assigned tasks within the boundaries of the UAE
To attend work in shifts when required
Carry out 24/7 standby duties as per the roster
Perform clerical duties as required by the job
Guidance and mentoring of all direct reports
Monitor and ensure adherence to all current company procedures and the IMS system
Performance Indicators :
Operates computer console Keyboard, printers, disc drives, radio equipment, elevator control panels, cooling tower fan controls, intercoms, fire communications equipment, closed circuit television systems, and standby generators.
Contacts Fire Department, security, building management and building personnel in response to fire and emergency alarms.
Responds to elevator emergency calls to calm passengers; contact elevator maintenance employees; removes passengers from elevator in minor emergencies.
HVAC / Fire Alarm / CCTV / Smoke exhaust system / Fire Pump
On time reporting. Effective report contents. Clear communication in reports

QUALIFICATIONS, EXPERIENCE, & SKILLS:
Education/Qualifications
Secondary School Certificate with 2 years relevant trade certification (ITI) OR 1 year certification in the relevant trade (ITI) from a recognized institute OR 6 months relevant vocational trade certification.
Should be good at trouble shooting of BMS control panels, BMS Input-Output field devices and their control signals, Control panels.
Should have knowledge on all building management system related work.
Should be able to do BMS field devices control wiring & conducting works and should be familiar with wiring standard work practices.
Good communication Skills in English and knowledge and in other languages will be an advantage.
Must have Good computer Skills.
Ability to work under pressure.
Experience
Secondary School Certificate with trade certification (ITI) – 3 years of experience in the relevant trade.
1 year Certification (ITI) – 6 years of experience in the relevant trade.
6 months relevant vocational trade certification – 8yrs of experience in in the relevant trade. Preferably having experience In Low Current Systems (HVAC system, Fire Alarm System, Telephone, Audio Visual, Computer Network, MATV, CCTV, Security System Etc.)
