JOB TITLE: Mall Manager (Arabic Speaking)
SALARY: AED 30,000
LOCATION: Abu Dhabi, UAE
REPORTS TO: Property Director Summary: • To plan and manage day-to-day operations relating to leasing, tenancy and property management of retail properties to optimize asset utilization and ensure commercial objectives are achieved. Essential Duties and Responsibilities: • Build and maintain a commercial strategy for every retail asset, including a 5-year budget for capital expenditure and revenue projections.
• Monthly analysis of tenant and asset performance, including sales and footfall data, to better understand Customer and Company performance and identify areas for collaboration and improved results.
• Stay abreast of market dynamics and develop appropriate leasing and pricing strategies to optimize asset utilization and profitability.
• Liaise with the Marketing department to develop a marketing strategy and calendar of events for every asset, and ensure these plans are executed.
• Prepares the retail strategy for new projects prior to handover, including Tenant mix, Leasing Strategy, Marketing Plan, Operational Plan and Capital expenditure forecast, and build relationships with retail groups and retailers to promote assets.
• Provide input and requirements during the design of retail assets to ensure the asset will deliver against commercial objectives.
• Produce weekly, monthly and annual reports to show company and retail customer performance.
• Conduct regular meetings with retail tenants to discuss performance trends, issues, opportunities and any other matters relating to their lease agreements.
• Conduct quarterly meetings with retail tenants as a group, to discuss operational updates, upcoming events and collaborative campaigns.
• Monitors the administration of leases, tenant relationship management, and renewal of leases.
• Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as stated in the lease agreement.
• Ensures establishment of proper records of all lease and tenancy contracts in order to control lease / rental collections promptly.
• Ensures transparent and reasonable process for selection of prospective tenants and maintains the waiting list for retail properties.
• Supports Finance where overdue rent payments result in the need for tenant negotiations.
• Ensures effective safeguard of owner’s rights and leased properties.
• Ensures all tenancy contracts are compliant with the relevant regulations, and any changes made to the standard tenancy contracts are reviewed and the required approvals for any changes are in place in line with DOA.
• Conducts regular exterior and interior inspections to monitor capital expense needs as well as to maintain superior curb appeal.
• Acts as a point of escalation for unresolved tenant service requests.
• Provide input to the Facilities Management team to ensure the procurement of third party services is in line with the requirements of every asset, and throughout the term of third party service contracts, suppliers continue to meet their contractual commitments and service levels.
• Liaises with procurement department for any approved purchases, including the development of scopes, review tenders and make necessary recommendations.
• Performs any other relevant task as directed by Property Director.
