الوصف الوظيفي The Development Manager is responsible for assisting in managing the development of assets on The Project, from project inception to delivery and handover/occupation, with particular emphasis on maximizing return on invested capital and operating profitability, including management of cashflow, through close coordination with Company Finance and all Company Sectors and Departments. The Development Manager shall also collaborate with the Project proponent teams and related business sectors and department to enhance culture of development excellence and elevate the quality of built assets, to deliver the Company vision on time, on budget and to the highest international standards. Key Accountabilities & Activities Key Responsibilities · Accountable for the development and execution of the design, working closely with the proponent team to drive the right outcomes from concept through to delivery and handover stages · Provide the bridge between the Development, Project Management, Construction, Cost and Infrastructure teams. · Responsible for developing design strategies to optimize the specifics elements of the scheme to maximize both the design and the commercial outcomes · Pioneer design briefs, product qualities and concepts for elements of the development. · Assist in developing and manage the overall development timeline and progress-to look at design, development & delivery of the project · Involved in procurement, contract management, cost management etc in conjunction with the Senior Development Manager & Directors. · Involved in the construction planning stage · Must have project management skill and have done projects . · Managing consultants, especially design architects and consultants to maximized and consolidate all design intends, qualities and specifications accordance with design and safety requirements. · Add to and refine all sales and marketing materials, internal submission / cross departmental coordination authorities and design approvals. · Executed goal centric value engineering cost-effectively. · Advised on any other matters pertaining to authority, design and construction. Main Contacts Internal · Proponent Rep Senior Development Manager · Company Sector/Departments · Company Contractors (Design & Construction) External · Industry associations and Standards bodies · 3rd Party Consultants & Professional Advisors · 3rd Party Investors, JV Partners and Funders المهارات Knowledge, Skills and Experience · Have a sound understand of industry, able to draw data & info from a broad range of sources, understand planning processes, work with consultant & authority to meet objective, general understanding of construction (not necessarily a construction expert), generate business solutions. · Able to understand and write a development brief or add the writing of a development brief. · A strong market researcher. · Have a good understanding of real estate from architectural concepts to feasibility studies, investment proposals and financial models. · Liaison with external parties legal to authorities, sectors & design. · Depends heavily on the learning agility & transferrable skills (subjective). · A range of real estate industry experience including extensive residential experience; ideally having been involved in the residential design and development process from briefing stage through to handover and occupation with a thorough understanding of authorities’ issues and requirements in relation to residential development. · The individual should have a commercial understanding and have the ability to analyze and promote value add opportunities balancing risk and reward. · Problem solving, planning, organizing and analytical skills in the resolution of complex problems, manage competing priorities and deliver quality results on tight deadlines. · Good communication and interpersonal skills to facilitate decision making, influence and build relationships with key stakeholders. · Has experience in coming up with a development brief. Strong experience in project feasibility study. · Preferably target candidates who have worked on multi-asset and multi-disciplinary, complex developments development projects with a contract sum/gross development value (GDV) of $ 1Bn and above. · Excellent communication skills, confident, ability to convey ideas easily and interact with various stakeholders. Qualifications · Bachelor’s Degree in Business Admin., Economics, Real Estate, Architecture, Master Planning or Engineering from an accredited university – MBA is desirable. · Professional registration and accreditation with Economics, Real Estate, Engineer or Urban Design Institute i.e., MACCE, MIED, CARB, PE, MICE, PMP etc. is desirable · Preferably between 8-10 years of experience with a Developer in the capacity of Project Manager/Development Manager. · Excellent communication skills, with high standard of English (oral and written). تفاصيل الوظيفة https://www.bayt.com/ar/saudi-arabia/jobs/development-manager-4478020/ |
