The role holder is responsible to manage, propose and monitor compliance of sound technical solutions for the works related to the facility management team being MEP and civil related works with the aim of reducing the time required to carry out such works and produce technical drawings and specifications for the operational team to execute. Also the role conducts a coordination role with the site team and manages a handover and inspection function
Provides technical and administrative support in completion of FM activities to optimize the utilization of assets and infrastructure, including corrective and planned maintenance, and/or hard services provision (mechanical, electrical and plumbing (MEP) services, landscaping & Irrigation, specialized systems maintenance and other major service contracts.
Provides technical and administrative support when required for managing repair works, refurbishment, replacement of equipment and solutions to the operational system and network
Carries out inspections related to the completion of works and ensures compliance with the issued drawings and details
Reviews material submissions to ensure the selection of material and equipment is in compliance to the design intent
Inspects and evaluates repetitive problems related to the MEP works and submits a plan and the related material selection for rectification
Interacts with internal stakeholders from different departments and business partners in order to resolve any FM or refurbishment operational issues and other issues which relates to FM and works towards consistently meeting or exceeding the FM performance objectives and indicators.
Interacts with external stakeholders such as consultants, contractors, service providers and vendors on control measures, technical requirements and performance.
Assists in internal and external audit/inspection requirements to identify gaps in internal processes against standards laid down.
Provides support in gathering data and preparing departmental reports on FM performance statistics, queries, complaints, project requirements, audit results, timelines etc.
Provides support to gather data-points on latest market developments, industry insights and best practices in the field of FM to identify possible improvement areas
Coordinate between design, procurement, contracts, cost control and site installation
Assure handover of works within time, quality and identifies related snags for completion by the contractors
Manage solutions of corrective maintenance and refurbishment in consideration of the asset being operational
Direct and lead reviews of intelligent and sophisticated building services, electrical, low current, mechanical and operational systems and manage integration of new systems with the existing networks.
Lead the process of reviewing proposals in respect to the technical comparison and possibility of obtaining better value for money solutions.
Propose alternative solutions/designs based on a proper value engineering report.
Manage different options for building services in terms of one-time and running costs, energy conservation, flexibility of use, etc.
Supervise concept development of energy use and conservation in buildings.
Prepare, maintain and update guidelines for serviceability and lead a wide campaign of corrective measures for repetitive faults and points of failure .
Monitors and communicates progress and prepare appropriate reports.
Provide technical guidelines and requirements for handover of works done by contractors or service providers including but not limited to As-built drawings, Testing & Commissioning report, O&M;Manuals, Warranties, etc…
Represent the facility management team for handover of new jobs and awards from a technical stand point by carrying out necessary inspections and T&C;where required and compilying snag list
Develops standards , manuals and library for testing, replacing, maintaining and commissioning equipment

Technical expertise: A Technical Unit Director should have a deep understanding of the technical aspects of the unit they oversee, as well as the industry in which it operates. They should have a solid understanding of the technologies and tools used by the unit and be able to stay up-to-date with emerging trends and best practices.
Leadership: As a director, this role requires strong leadership skills to lead, motivate and manage a team of technical professionals. They should be able to inspire their team and guide them toward achieving the unit’s goals.
Strategic thinking: A Technical Unit Director should be able to think strategically and contribute to the development of the organization’s overall technical strategy. They should be able to identify trends and issues, and make recommendations to senior leadership on how to address them.
