Technical knowledge- Being a qualified and dynamic mechanical engineer and having prior experience in handling operation and maintenance of facilities in different kinds of organisations (manufacturing, commercial business IT park, residential campuses etc.) have developed a keen eye to see any developing abnormal trends in terms of equipment operations, daily consumption, frequent breakdowns, and abrupt increase in spare parts requirement and able to forecast and take necessary corrective actions with time in hand
Spares and Inventory management: knowledge of the spare parts procurement was being done through Jeddah markets, therefore have knowledge of few suppliers, service providers also in that region which would help to bring an extra edge while performing the duties to your organisation. Having managed engineering spares stores and can manage minimum stock of critical raw material and other spare parts without overrunning the operation cost targets.
Documentation and SOP’s- knowing prepared and implemented SOP’s, checklist, audit compliance documents, daily MIS reports, PPM checklist, operation log sheets Hence, he can easily find out the deficiencies in the current operations in our organisation (if any) and come up with necessary corrective measures for improvement and eradicate the bottlenecks.
Project and renovation work: - must have initiated and completed many fit-out work of large and medium scale.
FIRE safety HSE - have got very good grasp on all types of firefighting, fire suppression, gas detection systems. Also have good knowledge on site Health, Safety and Environmental protocol and compliance requirements with proven track record of Zero accidents and non-compliance.
Vendor Management: - manage services of 25+ vendors (equipment service and maintenance, periodic testing, housekeeping, security, maintenance contracts etc.). so multi-vendor operation and keeping track of their documentation and performance evaluation comes naturally to me.
People skills and manpower handling skills- having worked in reputed firms with large scale operations and have developed very good people and managerial skills to handle staff of diverse backgrounds and nationalities. This skill would help in our organisation to oversee the operations of the site with minimal turnaround and hiccups.
Energy conservation and cost reduction: energy conservation, wastage reduction and cost optimisation has been his forte
ERP, CMMS, and Microsoft Suite software knowledge- have worked on various ERP systems (SAP, Microsoft Dynamics AX, QEMs-SKY Horizon computer aided management system.
Equipment and system knowledge -Brief history of MEP system he have looked after the operations - chiller plant (air cooled and water cooled chiller plant of up to 1500 tr each capacity), packaged ac (up to 250 tr capacity), VRV unit, floor standing unit , wall mounted ac units, water treatment plant, STP plant, FM 200, fire suppression and gas detection system, water pump room, transformer, Diesel Generators, water heaters, electrical panels, RMU’s, ATS, APFC panels etc.. and daily complaints pertaining to electrical, civil, carpentry and plumbing.
