Job Description:
• Responsible for the management, co-ordination and implementation of maintenance Operation procedures and Maintenance Service Contract.
• Checks the progress and ensure that all maintenance works confirm to established work standards & statutory requirements and are in line with company procedures.
• Improve existing operation systems, maintenance policies and procedures in support to the management visions and company objectives.
• Ensure to collecting accurate asset data for the Implementation of the CMMS system.
• Be major part of CMMS implementation.
• Ensure that the CAFM /CMMS system is fully utilized.
• Implementing the planned preventive maintenance plans and using of CMMS systems and technologies. Using of new technologies and improve efficiencies.
• Secure and maintain business relations with clients and improve the quality management system.
• Provide guidance and advice to team regarding best practices and alternative solutions in the field of maintenance.
• Participates in, and personally involves in the carries out the complex installation, maintenance & testing of various equipment.
• Receives documents of works performed, in progress, and work completed & checks the processed paperwork, such as time sheets, material costs, repairs and activity reports.
• Prepares regular work reports daily reports, equipment failure reports, incident reports, monthly reports, indicating activities carried out, problems encountered and produces analysis reports of a technical nature indicating failures and recommendations to alleviate recurring problems.
• Contacts with Original Equipment Manufacturers, local agents/suppliers and specialized subcontractors to bring in the required solutions to the complex problems involved in maintenance, troubleshooting and providing engineering solutions.
• Assist the site teams in carrying out the root cause analysis of the problems and provide solutions.
• Implement a Document control system.
• Create a performance monitoring system based on audits and inspections.
• Carry out inspections of the facilities to identify and resolve issues
• Responsible for creating O&M;and CAPEX budgets
• Monitor expenses and control the budget for maintenance
• Supervise and lead all maintenance processes and operations.
• Plan and manage all repair and installation activities.
• Carry out any other job as assigned by the management.
• Make sure that all the HSE policies and procedures are implemented.
• Monitor equipment and spare parts inventory and place orders when necessary
• Manage relationships with contractors and service providers
• Keep maintenance logs and report on daily activities
• Make sure all maintenance activities are completed within specified time frame and quality of work.

Requirement:
• Bachelor Degree in Relevant Engineering Branch (Electrical or Mechanical)
• Minimum 10 Years Experience in Operation and Maintenance in Residential and Commercial Facilities.
• Team management experience.
• Excellent English (reading & writing).
• Excellent Computer skills, and using Microsoft office (Word, Excel, power point, outlook)
• Knowledge of CMMS / CAFM Systems, implementation and reporting.
• Knowledge of HSE standards
• Knowledge of International and Local statutory regulations.
