الوصف الوظيفي - Lead and Provide efficient and effective operation of the building or towers management functions. - Guides and directs facilities management team to achieve goals and objectives established. - Maintain the property by investigating and resolving tenants’ complaints and requests. - Conduct and or participate in planning and development of the compound to get high standard and luxurious facilities. - Participate in the creation of an annual operating and Capital budgeting plan and ensure implementation of it. - Maintain a safe and secure operation at all times - Inspect all the units and building regularly basis to ensure they are clean and maintained. - Inspect and maintain units and amenities buildings smoke detectors, fire alarm system, access control, CCTV system, automatic gates and fire extinguisher working properly. - Ensure all safety and security measures are working at all times. - Maintain proper preventive and routine maintenance of the buildings. - Maintain regular and routine external landscaping flowers and ensure proper landscape aesthetics are met - Perform procurement requests of building-related services and operational requirements. - Conduct fire and emergency drills on regular basis. - Be able to respond to emergencies at all hours. - Enforcing rules of occupancy, an inspection of vacant units, and ensuring completion of repairs and maintenance of units. - Maintain an up to date occupancy of units and waitlist for prospective tenants - Manage and ensure distribution and proper authorization of parking lot. - Create, maintain, and enforce the visitors’ rules and regulations and ensure its covered with acknowledgement of tenants. - Make sure units are clean and no damage at handover and ensure any damage of property to be logged financial claims according to a contractual obligation. - Maintain a neat and clean appearance of workers. - Train and evaluate the performance of workers. - Assist with Lease department contract renewals or terminations - Keep track of all maintenance and renovation costs with proper documentation. - Assist leasing department to collect and follow up for rent and deposits in a timely manner and within the due date of the lease agreement - Ensure submittal and documentation of contractors and vendors invoices and bills. - Follow-ups payments for contractors and vendors with the finance department. - Develop relationships at the appropriate customer levels and ensure the fulfilling of customers’ needs as per contract. - Conduct periodic meetings with tenants for feedback and resolution of issues. - Communicate with the leasing department on a regular basis as to the current availability of units - Work closely with HR recruitments, Vacations, and Payroll of workers. - Assist with GRO in dealing with any grievances, theft, and emergency. - Be familiar with and knowledgeable on governmental laws and regulations and ensure they are being met - Handle all tenant disputes and grievances. المهارات Minimum Experience: More Than 5 Years of Experience in high rise buildings or commercial towers management Other requirements: Fluent in English Communication Internal: Internal Employees, HR, Maintenance, Finance, leasing departments Communication External: Tenants, Contractors, and Vendors تفاصيل الوظيفة https://www.bayt.com/ar/saudi-arabia/jobs/commercial-superintendent-tower-manager-4443922/ |
