Provide overall direction and governance to the activities of the Group Real Estate Development department / function of company for delivering effective, efficient, value-adding and profitable services, systems and processes to the organization across the entire development lifecycle.
As a senior member of the company management team, participate in and contribute to the development of the business strategy and its implementation plans.
As part of management committees that may be formed by the GCEO, contribute to the decision making process in matters of importance to the organization.
Champion the development and implementation of the Group Real Estate Development strategy, business plan and policies and procedures in line with company ’s business strategies, market outlook and forecasts and good international practices.
Oversee the preparation of the annual budget for the department and exercise control over variations to this budget.
Review and present the annual budget and budget variance report (if any) for the department to the Group CEO and executive management.
Cascade business targets and sectional budgets as well as communicate key strategic initiatives to the Group Real Estate Development team.
In liaison with other Chiefs and the Group CEO, prepare and implement operating plans relevant to real estate development in order to contribute to the achievement of company ’s agreed business objectives.
Conceptualise project ideas and propose innovative approaches to enter new markets through appropriate strategic alliances and capability building.
Recommend opportunities for the growth and expansion of company operations by closely monitoring the regional and international markets, gathering intelligence in the real estate and project management sector.
Oversee research in own department as well as close interfaces with other departments to ascertain technical and commercial viability of the projects, propose designs and recommend actions.
Manage the real estate development assets throughout the lifecycle from asset acquisition, project definition to sale or disposal of the asset.
Advise the Development Manager - Project Execution and Manager - Operations on the measures that should be undertaken to ensure proper budgetary controls.
Lead the tendering process for development projects and conduct pre-qualification of suppliers for tendering and contracting.
Lead the proposition and review of building designs and specifications in order to ensure sustainability, alignment with the corporate vision and mission and compliance with design standards and principles.
Drive the identification and management of project risks and institute risk avoidance, risk mitigation and / or risk sharing measures.
Review and recommend suitable actions for divestiture of real estate development assets, based on the commercial viability and company ’s business strategies.
Develop strong relationships with the relevant external parties such as design consultants, supervision consultants and lead contractors to ensure smooth project execution and asset operations.
Monitor customer satisfaction through regular, structured means of measurement and customer engagement.
Manage contractual variations, claims and disputes with the appointed consultants / contractors / service providers.
Oversee that service providers are delivering the agreed level of service for the projects and manage escalations from the team.
Ensure that operating assets are leased at the right price within the acceptable time-frame and that the right level of service is provided to the customers.
Ensure that the facilities and property management service providers are delivering services as per agreed service levels.
Review periodic reports and financial projections to take decisions around asset disposal or investment.
Guide the Group Real Estate Development team members in effective implementation of the defined processes and intervene in cases of exceptions.
Ensure that the marketing and PR plans for projects are in line with the business plans and objectives.
Liaise with support functions as and when required to ensure company Group Real Estate Development employees receive the required level of corporate support.
Ensure effective and timely information dissemination within the Group Real Estate Development department.
Ensure compliance with the performance management process and its linkages to learning and development, compensation, promotion, career development and succession planning.
Oversee the achievement of Qatarization requirements within the Group Real Estate Development department through recruitment, development and retention of Qatari nationals and in line with company ’s Qatarization targets and operational needs.
Review reports submitted by the functional managers on operational and financial performance of all their functional activities.
Conduct regular meetings with the Group CEO and the senior management on any issues concerning adherence or variance to normal operations or plans.
Oversee and ensure timely and accurate maintenance of database and reports to meet statutory, organizational and audit requirements.
Stay abreast of developments and innovations in the real estate markets by reading current literature, attending professional association meetings and conferences.
Perform any other ad-hoc duties relevant to the role as assigned by the company Group CEO as per business requirements.
المهارات
Bachelor’s degree in Engineering, Architecture or any other related discipline is required.
Master’s degree in business management will be preferred.
Relevant professional certification will be an added advantage.
Minimum 15 years of relevant work experience in real estate development and investments with at least 6 - 8 years in the middle level or top management position.
Experience in real estate development and investments in Qatar or the Middle East.
Robust experience in managing large scale, complex projects and in leading and motivating a cross functional team.
Excellent knowledge of real estate investment methodologies and processes.
Excellent knowledge of overall project management methodologies and processes.
Demonstrate in-depth knowledge of domestic and international markets and track record of managing capital / construction projects.
Sound knowledge of all company internal operational and business processes.
Ability to conceptualise a project idea.
Ability to manage contractors / project consultants.
Strong negotiation skills.
Demonstrate dependability and commitment to projects / tasks.
Ability to maintain focus on long-term strategic objectives in light of immediate operational requirements.
Ability to work in a dynamic and collaborative team environment.
A high level of proficiency in English and Arabic, both verbal and written is required.
