Job Summary This position is responsible for supporting & managing the IFFCO owned property. The incumbent shall oversee the daily activities and financial aspects of the commercial property. The position is also responsible for coordinating with the Facility Manager for administration and upkeep of all common owned areas. Roles & Responsibilities · To identify prospective tenants desiring to lease retail area or office area in Tiffany Tower. · To elaborate the terms of lease, rental amount and period of payment to tenants. · To run background checks on potential tenants to evaluate their credit status and criminal records to determine their eligibility occupy the rented premises. · To prepare tenancy contract by negotiating lease terms and collecting security deposit in the name of the Company. · To collect KYC documents of Tenants, security deposit and rent cheques in the name of the company · To oversee the processing and approval of Tenancy’s Contract document, attend to Tenancy Contract or Ejari Registration with required tenancy documentation and storage of leasing files. · To accomplish financial objectives by collecting rents in the name of the Company, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. · To maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with fit-outs service providers. · To coordinate in issuance of NOC for those units in Tiffany Tower being transferred. · To interact with the Property and Administration Manager of Tiffany Tower · Maintain Tiffany Tower systems by contracting for maintenance services and supervising repairs. · To secure property by contracting with security, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies. · To coordinate in eviction of defaulting tenants by initiating appropriate legal proceedings and liaisoning with external lawyers to pursue litigation if required. · To liaise with DMCC, DEWA, Dubai Municipality, RERA, Land Department and other government agencies in Dubai as and when required. · To assess rental amount by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals · To develop and implement policies necessary for improving the profitability and efficiency of leasing arrangement. Work Experience Minimum 5 to 8 years of experience in a reputed Property Firm in Dubai Qualifications A bachelor’s degree in Real Estate, Business Administration, Public Administration or any related discipline. Age 28 to 35 years SKILLS · Communication skills: Proficiency in English and Arabic. · Computer skills: Hands-on expertise on MS Word, Excel, Power Point
