Network with real estate brokers, leasing agents, landlords and developers to understand market and trade area dynamics and identify potential sites.
Oversees the construction of the site during the fit out period.
Ability to maintain the contracted location in excellent condition by staying in constant communication with the landlords throughout the duration of the lease.
Educate Franchisee on the real estate processes and the tools available for their use.
Serve as a real estate consultant to Franchisee throughout the site searching, lease renewal and acquisition process.
Assist Franchisee in obtaining real estate sites in highly visible and active areas, while balancing the impact on other stores.
Guide the Franchisee through the development of their Site Packages and drive the Package through the review/approval process.
Work closely with Franchisee to help them meet their store opening obligations.
Assist in real estate efforts of Company Stores as needed. Including lease renewals, store relocations and remodels.
Drive budgeted new store openings in assigned territory.
المهارات
Education: Bachelor’s / Technical Degree in Real Estate, Finance or related field
Experience: 5+ years of experience in commercial or corporate real estate, preferably in a multi-unit franchise environment
Degrees, Licensure, and/or Certification: Real Estate License a plus
Knowledge, Skills, and Abilities:
• Ability to read and understand LOD plan documents and match building requirements to site limitations and make recommendations as to the viability of constructing the building on a given site.
• Must demonstrate good leadership by being self motivated, assertive and proactive, whilst always remaining ethical and safeguarding. company’s interests
• Experience in reading and interpreting market and demographic data and matching the site to the needs of the business.
• Ability to evaluate potential ROI of a site based on the terms available for the given site (such as lease compared to purchase).
• Ability to read, analyze and interpret legal documents and real estate contracts.
• Knowledge of financial feasibility analysis models, basic understanding of P&L;/balance sheet.
• Proven success at deal-making in a growth environment.
• Proficient with Microsoft Office Suite programs (Excel, Word, and PowerPoint) as well as Outlook.
• Must be able to travel, by air and car, for business purposes as job entails.
• Located in in Dubai, U.A.E with valid residence and driving license.
