Key responsibilities and duties within Job Specific Competencies
Sales Generation
§ Achieving monthly and annually assigned Sales target
§ Help in achieving department target
§ Assuring correctly your sales update
§ Using sales training techniques
§ Calling all assigned leads.
§ Asking clients for referrals.
§ Correct follow up with assigned property suppliers.
Organized & process implementation
§ Using masterkey for customer relations and follow ups.
§ Using masterkey for availability & inventory.
§ Using masterkey for recording all transaction.
§ Using masterkey as CRM leasing & supplier information.
§ Assuring all information, availability, description and details are accurately entered in masterkey.
Lead Generation, negotiation
§ Sourcing the right prospect from the real estate market and convert him to a buyer.
§ Act as an intermediary in negotiations between buyer and seller , generally representing one or the other.
§ Getting Referrals from existing clients.
§ Calling all assigned leads.
Customer service
§ Correct follow up with property suppliers.
§ Personally acknowledge all customers you see.
§ Answering and responding to telephone inquiries and schedules site visits as appropriate
§ Accompany buyers during visits to and inspections of property, advising them on the suitability and value of the homes they are visiting.
§ Prepare documents such as viewing form, MOU contracts and any other document required
§ Assisting clients with handover of properties and prepare contracts and invoice
§ Contacting leads immediately and meeting the client ASAP and providing solution.
§ Communicating acceptance/ rejection of lead to prospective client.
§ Accepting payments from Buyers and ensure payments are handled according to company policy and procedure.
§ Exceeding customer expectation and wowing the customers.
§ Adding all activities to masterkey and updating or closing them.
Promotions and events
§ Distributing all the marketing materials to clients.
§ Attending all the company meetings and event such as open house, exhibitions and others.
Supplier liaison
§ Maintain professional relationships with all buyers and sellers.
§ Ensure consistent communication with sellers.
§ Ensure confidentiality of company and listing information.
§ Updating suppliers Inventory on daily, weekly and monthly basis and assisting suppliers on updates.
Inventory management
§ Daily updating the availability on master key.
§ Keep customer database up to date.
§ Daily reviewing the company website & assure accuracy of availability.
§ Following up on existing &potential;property availability & having max coverage of
availability
Market Awareness & competitive analysis
§ Compare a property with similar properties that have recently sold in order to determine its competitive market price.
§ Generate lists of properties that are compatible with Buyers / Sellers needs and financial resources
§ Follow up with new properties & development in the Market.
§ Compare our services with competitors & assuring our standards above the market.
§ Sharing competitive knowledge with your team mates & superiors.
§ Up-to-date knowledge of our website & assuring communication with marketing team for any feedback, advices, suggestion.
§ Reviewing advertisement on weekly basis & assuring the availability & the correctness of its contents
FOR MANAGER/TEAM LEADER
• Leading, mentoring, training & monitoring the performance of team members to ensure efficiency in process operations and meeting of individual & group targets.
• Follow up with team to solve and support troubles
• Prepare plan for team to market properties.
• Keeping weekly and monthly track of all team members’ attendance.
• Tracking weekly performances and reporting.
• Conducting daily team meetings
• Ensuring Constant communication and co-ordination with Marketing Team and Listing Team
• Setting up of sales plan to target major accounts and achieving from those accounts
• Attending all sales events and ensuring all team members actively participating in the same
• Developing strong relationship with financial institutes and bank
• Meeting the deadlines for submitting the documents for all the closed deals.
• Coordination for commission ,reporting achievements and ensuring by 2nd of the month the deals are uploaded after approved by Accounts team
• Ensuring all tem members work on Master Key and HRMS and following necessary processes
• Generating and updating leads.
• Taking complete responsibility of team’s stability in PSI.
• Ensuring that there is always a backup beforehand for any team member that might leave
• Identifying and providing caliber references for replacement of any upcoming resignations/ terminations within the team
• Monthly evaluation of team performance.
Ensuring that the Team is Organized & process oriented
